These Terms and Conditions ("Terms") govern your use of the Sets Tech Properties website and our residential lettings services. By accessing our website or engaging our services, you agree to be bound by these Terms. Please read them carefully.

Sets Tech Properties Ltd ("we", "us", "our") is a residential lettings platform based in London, United Kingdom. These Terms are governed by the laws of England and Wales.

5. Tenancy Agreements

All tenancies arranged through Sets Tech Properties are governed by:

5.1 Assured Shorthold Tenancies (AST)

Unless otherwise agreed in writing, tenancies will be structured as Assured Shorthold Tenancies under the Housing Act 1988. The minimum term is typically 12 months unless stated otherwise in the listing.

5.2 Tenancy Deposits

In accordance with the Housing Act 2004 and the Localism Act 2011, any tenancy deposit received will be protected in a government-approved Tenancy Deposit Protection (TDP) scheme within 30 days of receipt. Tenants will be provided with the required Prescribed Information. The maximum deposit is capped at five weeks' rent where annual rent is under £50,000, as set out in the Tenant Fees Act 2019.

5.3 Holding Deposits

A holding deposit of no more than one week's rent may be requested to reserve a property while referencing is completed. This will be applied to the first month's rent or returned, in accordance with the Tenant Fees Act 2019.

7. Maintenance & Repairs

Landlords are responsible for maintaining the property in a good state of repair in accordance with the Landlord and Tenant Act 1985, the Homes (Fitness for Human Habitation) Act 2018, and the Decent Homes Standard.

Tenants must report maintenance issues promptly. Sets Tech Properties will coordinate with landlords and approved contractors to address repairs in a timely manner. Emergency maintenance will be responded to within 24 hours; non-urgent repairs within a reasonable timeframe.

All content on our website, including text, images, graphics, logos, and software, is the intellectual property of Sets Tech Properties Ltd or our licensors and is protected by UK and international copyright law. You may not reproduce, distribute, or create derivative works without our prior written consent.

To the fullest extent permitted by law:

Sets Tech Properties is a member of a government-approved redress scheme as required by the Estate Agents Act 1979 and the Redress Schemes for Lettings Agency Work and Property Management Work (Requirement to Belong to a Scheme etc) (England) Order 2014.

12. Anti-Money Laundering

Sets Tech Properties complies with the Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017. We are required to conduct Customer Due Diligence (CDD) checks on landlords and, where applicable, tenants, and to report any suspicious activity to the National Crime Agency (NCA).

13. Governing Law & Jurisdiction

These Terms shall be governed by and construed in accordance with the laws of England and Wales. Any disputes arising from these Terms or our services shall be subject to the exclusive jurisdiction of the courts of England and Wales.

14. Changes to These Terms

We reserve the right to update these Terms at any time. The "last updated" date at the top of this page will reflect any changes. Continued use of our website or services following any update constitutes acceptance of the revised Terms.
